Housing Wealth FastTrack™ is a practical rental-property education program designed to help aspiring and existing investors understand how to find, analyze, finance, prepare and operate quality rental properties.
Students will learn how rental properties can create long-term wealth through cash flow, loan principal reduction, equity growth, property improvements and responsible portfolio expansion.
The program also introduces students to rental opportunities involving the Housing Choice Voucher program, commonly called Section 8, and HUD-VASH housing for eligible Veterans.
This is not a get-rich-quick program. Students will learn how to evaluate opportunities carefully, protect their capital, maintain adequate reserves and make informed investment decisions.
Students learn how to select a market, identify the appropriate housing authority, establish a property buy box and find rental properties that match their investment goals.
Students learn how to compare financing options, calculate the required investment, protect their reserves and create a responsible capital strategy.
Students learn how to prepare a safe, quality rental property, understand the inspection process and work with appropriate housing, leasing and property-management partners.
Students learn how to manage the property, track performance, build equity, protect cash flow and responsibly grow a rental-property portfolio.
Understand how rental properties can build long-term wealth through cash flow, principal reduction, equity, appreciation and property improvements.
Evaluate your available capital, reserves, credit position, investment goals and acceptable level of risk.
Compare markets, public housing authorities, payment standards, utility allowances, market rents and rental demand.
Learn how to calculate income, expenses, NOI, cap rate, DSCR, cash flow and cash-on-cash return.
Compare DSCR, conventional, HELOC, renovation and other available financing options.
Review inspections, title, survey, zoning, insurance, repairs, contracts and other important pre-closing requirements.
Understand the basic landlord process for Housing Choice Voucher and HUD-VASH rental opportunities.
Learn how to prepare the property for inspection, correct safety concerns and organize required owner documents.
Create systems for collecting rent, managing repairs, maintaining records and monitoring inspections and lease renewals.
Develop a responsible plan to stabilize the first rental property, acquire additional properties and build long-term family wealth.
By the end of the program, students should have a clearly defined rental-property investment strategy, a written buy box, a market-research process, a property-analysis system, a financing plan and a 90-day roadmap for moving toward their first or next rental property.
Students will be prepared to evaluate rental-property opportunities more confidently, ask better questions and avoid making decisions based only on advertised rent, projected appreciation or incomplete numbers.
